This Privacy Policy for www.twostepfarm.com (the “Website”) for that certain real property called Two Step Farm Residential Community (“Two Step Farm”) located in Montgomery County, Texas (the “Community”) owned by JEN Texas 35 LLC, a Texas limited liability company and developed by Oxland Group, LLC, a Texas limited liability company (collectively, “we”, “our” or “us”) explains our commitment to respecting the privacy rights of visitors to the Website and any of our subdomains or social media accounts for the Community (collectively, together with the Website, the “Sites”). The use of the terms “user”, “you”, “your”, “customer” or “consumer” refers to you, a user of this Website, the other Sites, patron of our services, and others who may interact with us. We have adopted the policies outlined in this Privacy Policy, which serve as the basis for our use of your personal information in our business and advertiser relationships. This Privacy Policy is intended to comply with privacy laws applicable to the Community, us and our companies, and the operation of the Sites. This Privacy Policy, however, does not cover our, or our affiliated companies’, offline privacy practices for personal information you may provide to us through means other than through our Sites. By using the Website, other Sites or providing Personal Information, hereinafter defined, to us in other ways, you agree you have read and agree to the terms of this Privacy Policy.

Disabling cookies may limit our ability to measure attribution from SMS/MMS messages.

We retain records relating to consent, opt-in elections, opt-out requests, and text message communications for at least four (4) years, or longer if reasonably necessary to comply with legal obligations, resolve disputes, or enforce our agreements, consistent with this Privacy Policy.
PRIVACY OF CHILDREN: We do not knowingly solicit data from children or knowingly market to children. The contents of the Website are not intended for or to collect information from minors and are intended only for credit-worthy adults who are of the age of majority and are interested in purchasing real estate in our Community. By accessing and using the features available on our Website, you represent and warrant to us that you are eighteen (18) years of age or older. We are concerned about the safety of children and their use of the Internet. In the event that we receive actual knowledge that we have collected Personal Information from a child without the requisite and verifiable parental consent, we will delete that information from our database as quickly as is reasonably practical. If we receive actual knowledge that a minor has enrolled in a text messaging program, we will delete the associated Personal Information as quickly as is reasonably practical.
OUT OF STATE AND INTERNATIONAL USERS: The Community is located in Montgomery County, Texas in the United States. We follow the information security and privacy laws of Texas and certain other states in the United States, as required and applicable and subject to exemptions applicable to Owner and Developer in such other states. International users who provide Personal Information to us, or which we obtain in other ways, will be processed in the United States, in accordance with this Privacy Policy, and subject to laws of the United States that may not include the same data protection laws as the country in which such international users reside. Out of state and international users agree to and acknowledge our collection, transfer, and processing of your Personal Information in accordance with this Privacy Policy. If you are a European resident or a resident of Brazil, please note that we are processing your information for the purposes stated in this Privacy Policy. Additionally, please note that your Personal Information will be transferred outside of Europe and Brazil, respectively, to the United States. Personal Information collected in connection with our text messaging programs may be transferred to and processed in the United States, including by our service providers, consistent with this Privacy Policy. By participating in the messaging program, you consent to such transfer and processing.
